Eden Ridge is a two and three bedroom condominium complex, nestled between Route 35 and Paradise Road in Bethel. It has been a mainstay for primary or second home owners seeking condominium life with easy access to Sunday River Ski Resort, just 12 minutes away. The neighborhood seems a microcosm within itself, with a healthy balance of year-rounders, and snowbirds, plus seasonal and transient rentals. These units have garages, which makes them popular for avid recreationists who may want to store kayaks, canoes, bicycles or a gaggle of skis, Nordic and alpine.
With functional and comfortable layouts, the units have an open kitchen, dining and living layout on the main floor with decks, many of which offer substantial, beautiful mountain and “ridge” views (hence Eden Ridge). The upper floors have two bedrooms and most of the buildings have sizeable main bathrooms on this floor as well. One of their nice features that is not always typical is ample storage and closet space. The bottom floor in six of the buildings includes a laundry area in the hallway and storage in the back. Many owners have reconfigured this space, and some have even borrowed part of the spacious garage for finished storage or a third bedroom. The units in these six buildings were built in 1986 to 1987 and are generally 1200 square feet, excepting for those with additional finished space on the lower level.
Two of the buildings, 1 and 8, are newer. Building 1 was built in 2009 after a fire in 2008 destroyed the original building, and building 8 was constructed in 2006 as part of the original Eden Ridge plan. While both have the same façade as the originals, and both added a third full bedroom and bath in the lower level and multi-zone baseboard heating with propane. They range from 1500 to 1625 square feet.
There are association fees and Bylaws. Owners who wish to rent short-term can do so on their own or through a rental agency such as Vacasa.
